Due to their incredible success, most of these sponsors don’t need capital from new investors, instead, Holdfolio will reserve our spot which gives investors exclusive access.

Holdfolio’s single largest investor is itself. Since we are investing in these deals alongside our investors, we have a very high degree of alignment. Our investors benefit from our proactive, hands-on approach to managing our investment portfolio.

Holdfolio’s standard fee is a one-time fee of 2.5% which is paid at the time you place an investment. This saves investors $7,500 on a $100,000 investment over 5 years when compared to the average fee of 2% per year.

Our Story

Originally from Reno, Nevada, Jacob began his real estate career in 2010 as a sophomore at the University of Nevada, Reno, when he bought and sold his first two residential “fix and flip” properties in Southern California.

In 2014 Jacob founded Holdfolio and by the end of 2019, Holdfolio had amassed a rental portfolio of 141 single-family homes and 412 apartment units. At this time Holdfolio was fully integrated, meaning they were fully hands-on and managed every aspect of the investment cycle which included acquisitions, procuring bank loans, raising capital from investors, running a full-service property management company, a licensed construction company, and performing their own asset management.

Fueled by low interest rates and strong rent growth, real estate values increased dramatically between 2010 and 2020, and by early 2020 Holdfolio could not compete with other firms on new acquisitions. Jacob took this as an opportunity to sell all of Holdfolio’s holdings and pivot the business model to invest with much larger and more experienced firms which is how Holdfolio operates today. Our Partners

We partner with real estate sponsors that allow Holdfolio and its investor base premier access to exclusive investment opportunities. Our real estate sponsors are in charge of finding, acquiring, and managing the real estate property on behalf of the partnership and have extensive experience investing and managing in their target markets. After one of our sponsor partners has identified an attractive investment opportunity, we perform additional due diligence and then present it to our investors who can choose to partner with us via syndication.
